Where does your data come from?
We aggregate data directly from government APIs: the HUD User API (for rent limits) and the US Census Bureau ACS 5-Year Survey (for vacancy rates).
What is "Target Contract Rent" vs HUD Limit?
HUD sets a Payment Standard, but the "Contract Rent" is what you charge. Our tool helps you deduce the Net Contract Rent after utility deductions.
Does the analyzer account for Closing Costs?
Yes. The dashboard includes a field for Closing Costs (%) which automatically recalculates your Cash-on-Cash Return based on total capital deployed.
